1. No building or structure shall be erected within twenty (20) feet of any of the front lines of said lot, within fifteen (15) feet of any of the side lines of said lot or within twenty (20) feet of any of the back lines of said lot; corner lots should be governed by the facing of the building or structure to be placed thereon.
2. No building shall be constructed or erected on the premises other than a one (1) family dwelling with private garage and boat house, for private use only; said building to have a minimum floor area of four hundred eighty (480) square feet. All buildings constructed of wood or metal shall be either shingled, stained or painted with two coats of paint. All structures of additions thereto, shall be built on an enclosed masonry foundation. Building plans shall be submitted to the seller for approval, said approval not to be unreasonably withheld. Each building to be constructed thereon shall be completed within one (1) year after commencement of building.
3. No tents, quonset huts, trailers or temporary buildings shall be placed on said land.
4. The lot conveyed hereunder shall be used for residential purposes only.
5. No signs for advertising purposes shall be erected or placed on the premises.
6. No livestock, animal or poultry shall be kept or maintained on the premises except household pets.
7. All garbage or rubbish shall be kept or disposed of in a proper manner.
8. No sewage, waste, garbage, rubbish or other similar substances shall be placed or thrown into Gorham Pond, a portion of which is shown on the above-mentioned plan or permitted to be drained from said property into any part of the said Gorham Pond or brook or stream connected thereto.
9. No outdoor fires of any kind shall be permitted on the property conveyed except in the proper receptacle, fire place or barbecue pit, and under permit from the State of New Hampshire.
10. No use of said property shall be permitted that is not in full compliance with the laws, rules and regulations of the United State of America, the State of New Hampshire and the Town of Dunbarton or which shall be an annoyance or a nuisance to the neighborhood.
11. The grantor agrees to arrange for the furnishing of water to the premises of a reasonable rental basis from a source or sources, subject to approval of State of New Hampshire authorities.
12. The grantees have a right in common with others to the use of the closest neighboring beach, wharf and raft, and the right of access thereto.
13. The foregoing restrictions shall be deemed and considered covenants running with said premises and shall be binding upon the grantees’ heirs, executors, administrators and assigns.
